A list you can buy is a list your competition can buy
That is the whole problem with vendor lead lists. Same records, same skip-traced numbers, same mail arriving in the same week from several investors at once. You already know what that does to a response rate, because you have watched it happen to yours.

It turns information into a price war
When everyone is working the same records, the only lever left is what you are willing to pay. That is a bidding war with extra steps, and the on-market alternative is worse: a public price anchor, everyone with an alert set, and commissions in the middle.

Most of it cannot transact anyway
A list built on how a house looks, or how long someone has owned it, tells you nothing about whether the owner could accept a below-market offer. You find that out after the drive, the call, and the offer — having paid for all three.

And it is stale by the time it reaches you
A file that was compiled once and sold repeatedly describes a moment that has already passed. Situations move.
This works the other way round
Instead of asking which houses look distressed, it asks which owners have a reason to sell — then works forward to the property. The unit of analysis is the owner's situation, not the building.
A tired-looking house tells you very little about whether the person inside has a reason to move, or the means to. A documented situation with a clock on it tells you a great deal.
How the system reaches those conclusions is the part that took the work, and it stays in-house. What follows is what it produces.
Knowing who cannot sell is worth as much
This is the part most lists do not do at all, and it is the part that saves you money.
An owner with a genuine reason to move and a loan balance that will not permit a discount is not a lead. They are a drive, a call, an offer, and a no — and you pay for all four before you find out. Motivation without capacity just costs you.
So the system estimates whether an owner could realistically accept a below-market offer, and the ones who could not are screened out before you ever see them. Every one of those is an offer you did not write, a drive you did not take, and marketing spend that went somewhere with a chance of closing.

Ongoing access
Beyond the free list, ongoing access is a paid product. It is deliberately kept small at this stage — partly because coverage is six cities, and partly because early users get first look at the output and shape what gets built next.
Pricing: not set yet.
I have not settled on a number or a billing period, so none is quoted here rather than one being invented and revised later. The free list comes first regardless — look at the properties before anyone talks about money.
